Thirty-two homesites under a mature canopy, a spring-fed creek running through the property, and a pond at the center that was here long before the roads were. On most of these lots, the privacy is already grown in. You are not waiting fifteen years for a tree line.

Homearama 2027 is coming here

The Home Builders Association of Greater Cincinnati has announced Oakridge Estates as the site of Homearama 2027 — the 64th year of the region's custom home showcase.

Twelve homesites are held for the show. They are not available for purchase.

What that means for the rest of the community is straightforward: roads finished, landscaping matured, entrance completed, every detail brought to the standard a show requires. If you build here, that work happens around you rather than to you. And for about two weeks in the late summer of 2027, there's a home show in the neighborhood — real traffic, real cars in the evenings, in exchange for a community that gets introduced to the region rather than discovered slowly over a decade.

A build started this fall finishes around the time the show opens.

Fourteen homesites remain

Thirty-two homesites at Oakridge Estates. Twelve held for Homearama 2027. Three sold. Three pending.

The land went in a predictable order. Lot 33, the largest homesite here at 3.21 acres, is pending. The 2.25-acre site on the water sold, along with the two beside it. Every homesite with pond frontage is now spoken for, and every site still available falls between 1.04 and 1.41 acres.

What remains is the perimeter — the west, east, and south edges, where lots back directly into the dense tree line that wraps the entire community. Nothing behind you. No future phase behind you either; that treeline is protected green space.

There's a reasonable argument those were always the better lots.

What makes Oakridge different

The land came first. The creek and the pond weren't installed. They're the reason this property was worth developing at all, and the plat was drawn to keep them intact rather than to maximize lot count. Thirty-two homesites across this acreage is a restrained number. It could have been more.

Privacy on day one. Mature trees on most sites. Lots sized for real distance between houses. The wooded perimeter stays wooded.

One builder, one standard. Every homesite available for purchase at Oakridge Estates is a Justin Doyle Homes build — the same design team and construction team that have been doing this in Cincinnati for 17 years. The twelve homesites held for Homearama 2027 will feature show homes from builders selected by the Home Builders Association.

The infrastructure underneath. Roads, utilities, and site work are handled by Ford Development Corporation, a Cincinnati firm with more than three decades in this work — including the utility infrastructure under Great American Ballpark and the Cintas Center. None of it is visible in a photograph. All of it is the part you cannot fix later.

Where Oakridge Estates actually is

Goshen Township, Clermont County — minutes from downtown Loveland and the Little Miami Scenic Trail, with US-50, I-275, and the Milford corridor putting downtown Cincinnati about thirty minutes away.

Worth being direct about one thing: the address reads Loveland, and the schools are Goshen Local School District, not Loveland City Schools. If school district is your first filter, that's a real distinction and you should know it now rather than three conversations in.

For most people building here, it isn't the first filter. The buyers drawn to Oakridge are generally past the school-age years — building the last house rather than the middle one, choosing on land, privacy, and how the mornings feel. Several private schools serve the area as well: St. Columban, Cincinnati Hills Christian Academy, McNicholas, and Moeller.

That number does what most builder pricing doesn't — it starts with the site. What moves it from there is floor plan, homesite, and finish level. A 1.41-acre wooded lot on the west edge and a 1.04-acre site on the east are not the same starting point, and we'd rather have that conversation with a map in front of both of us than publish a number that turns out to be wrong for the site you actually want.

Both Signature and Luxury Series plans build here, and every plan gets adjusted — this is a custom build, not a plan selection. Most builds run 12 to 18 months from contract to closing.

How the remaining homesites get released

Oakridge Estates has not been released for general sale.

The map is public because you should be able to see the land before you talk to anyone. What isn't public is lot-level pricing and the reservation order — the two things that actually put your name on a homesite.

Both go to the VIP list first, along with an invitation to a private preview on the land this fall, where sites are reserved ahead of general release.
