Country Club of the North in Beavercreek, Ohio

Beavercreek Township, Greene County · Homesites in Devon Park, Milford Haven and The Estates · Homes from $800,000

Some mornings start with a mower two fairways over.

Country Club of the North is a private community of about 410 acres in Beavercreek Township, laid out around the only Jack Nicklaus Signature Design golf course in the Miami Valley. Fairways roll through stands of mature trees. Lakes and streams on the property feed the Little Miami River.

The streets are private. The trees are grown in. The neighborhood has been settling into this land since the early 1990s.

Justin Doyle Homes is one of three builders in the community's Master Builder Program. Homesites are open now in three sections.

Where things stand

Three sections of Country Club of the North are open to build: Devon Park, Milford Haven and The Estates.

Premium homesites are available through Justin Doyle Homes today.

We don't publish lot-level pricing. A homesite on the course and an interior homesite in Devon Park aren't the same starting point, and we'd rather have that conversation with the map in front of both of us than post a number that's wrong for the lot you actually want.

Established, not emerging

A lot of new construction around Dayton starts with bare ground: new roads, young trees, and a decade before the place looks the way the brochure promised.

Country Club of the North is the other kind. The course is mature. The entrances, streets and common areas are finished and kept up by the homeowners association. You aren't waiting for a neighborhood to happen. You're building into one.

The course. A Jack Nicklaus Signature Design that has hosted multiple professional tour events, routed through old trees and around water that drains to the Little Miami.

The standards. Country Club of the North is deed-restricted. An Architectural Review Board approves every home, landscape plan and exterior change before work begins. That protects what you build here, and what your neighbors built before you. We prepare the submission and handle the back-and-forth with the board.

One team, start to finish. Design, pricing, construction and closing stay with the same people — in-house designers and dedicated project managers who have built across Greater Cincinnati, Northern Kentucky and Dayton for 17 years.

The location. The Greene is a few minutes down Indian Ripple Road. I-675 and US-35 put Wright-Patterson Air Force Base and downtown Dayton within an easy drive.

Worth knowing before you choose a homesite

Three things people ask early. Better you hear them here than three conversations in.

The address says Xenia. The schools are Beavercreek. Homes here carry a 45385 ZIP, and many addresses read Xenia. The community sits in Beavercreek Township, Greene County, and is served by Beavercreek City Schools. If school district is your first filter, that's the line that matters.

Living here and joining the club are separate decisions. Membership is handled by the club and is open to residents and non-residents alike. You can build here without joining, and join whenever you're ready.

Course homesites come with the course. Mowers start early. Construction pauses on tournament days. And golfers can step onto the edge of a course-side lot to retrieve a ball. Most people who choose those homesites consider that part of the view.

What we build here

Great room with a coffered ceiling, fireplace between dark built-in shelves, and sliding doors open to a golf course view

Four out of five people who call us ask for a ranch. Most want the lower level finished, too — room for grandkids, for guests, or for a parent who may move in someday.

Much of the land here rolls, which is what a walkout lower level needs.

  • Signature Series — 19 plans from about 1,800 to 4,000+ square feet, each one a starting point. Most conversations here start with ranch plans like the Oakmont II (2,844+ sq ft, four ways to finish the lower level), The Alder (2,400 sq ft) and The Equestrian (2,544+ sq ft, single or two-story).
  • Luxury Series — fully custom, drawn from the ground up with our in-house design team. The Ironwood, our HOMEARAMA 2026 home, shows what that can look like.

Every plan gets adjusted. Every finish is chosen in person, at our Design Center in Mason. Every home is built to exceed energy-efficiency standards under our LEED certification, and backed by a warranty twice the industry standard.

Browse every home design or walk one through a virtual tour.

What it costs to build here

Homes at Country Club of the North start at $800,000.

What moves the number from there is the homesite, the plan and the finishes. We price after the design is right, not before, so the number you sign is the number for the home you actually want.

JDH works with three approved construction lenders, and about half of our first conversations happen before anyone is pre-approved. That's fine. Start with financing, or start with a conversation.

How a build works here

Designer smiling across the desk at a client during a home design consultation

  1. A first conversation about how you live, not just square footage.
  2. Choosing a homesite. We walk it with you before you commit.
  3. Design, with an in-house designer at our Mason Design Center.
  4. Pricing and contract, once the design is right.
  5. Architectural Review Board approval.
  6. Construction, with one project manager from start to finish.
  7. Closing day.

Most builds take 12 to 24 months from contract to closing.

Maybe the land is already yours: a family parcel outside Xenia, acreage somewhere in Greene County, a lot you bought years ago and finally feel ready to use.

We build there too. Soil tests, septic, utilities, driveway, survey — we look at all of it before you commit to anything.
