Homearama 2026: The Ironwood and Where the Show Goes Next

Two and a third acres in Warren County. Most of the work that mattered happened before anyone showed up to look at it — the grade, the drainage, the decision to run stone all the way to the ceiling instead of stopping at the hood.

What is Homearama 2026?

Homearama is the annual custom home showcase produced by the Home Builders Association of Greater Cincinnati. 2026 marks the 63rd year — one of the longest-running home shows in the country.

This year’s show runs Saturday, August 29 through Sunday, September 13, 2026 at The Estates at Bothe Farms in Hamilton Township, Warren County — about four miles from downtown Loveland, in the Little Miami School District. Eight builders. Eight fully finished, decorated, and landscaped homes, each on more than two acres.

The Ironwood

Five bedrooms. Four full baths, two half. A three-car garage. 8,126 square feet across 2.359 acres, with a pool and a private sports court.

Square footage is the least interesting thing about this house.

The Ironwood was designed the way every Justin Doyle home is designed — in-house, from the first conversation forward, with the design team and the builder in the same room. Not a plan pulled from a catalog and adjusted at the margins. The ceiling heights, the sight lines, the way the kitchen opens toward the back of the property rather than away from it — those were decisions, made once, for this land.

That’s what a show home is actually for. You can’t photograph a decision. You have to stand in it.

Most people who walk a show home are not buying that home

Worth saying plainly, because a lot of people talk themselves out of Homearama before they get there.

A show home is a demonstration, not a price of entry. Most of the homes Justin Doyle Homes builds in a given year land well below The Ironwood — many between $900,000 and $1.5 million, on land across Warren, Clermont, Butler, and Hamilton Counties and into Northern Kentucky. What carries over from a house like this one isn’t the budget. It’s the process: same design team, same construction team, same standard, applied at whatever scale the home actually needs to be.

So walk it. Photograph the ceiling detail. Ask what’s behind the drywall.

Then ask the more useful question — where would we do this?

Next year, the show comes to us

The Home Builders Association has announced that Homearama 2027 will be held at Oakridge Estates in Goshen Township, Clermont County.

On most of these homesites, the privacy is already grown in.

Oakridge is a Justin Doyle Homes community. Thirty-two homesites under a mature canopy, minutes from downtown Loveland and the Little Miami Scenic Trail. A spring-fed creek runs through the property. A pond anchors the center. It’s the kind of land you don’t build on — you build around.

Twelve of those thirty-two homesites are now held for the 2027 show.

Which means the arithmetic at Oakridge changed while most people weren’t watching.

Fourteen homesites remain

Thirty-two lots on the map. Twelve held for Homearama 2027. Three sold. Three pending.

And they went in the order you’d guess. The 3.21-acre site, the largest in the community, is pending. The 2.25-acre site on the water sold, along with the two beside it. Every homesite with pond frontage is spoken for, and every site still available falls between 1.04 and 1.41 acres.

What’s left is the perimeter — the west, east, and south edges, where lots back directly into the dense tree line that wraps the community. Nothing behind you but a wooded perimeter.

There’s a reasonable argument those were always the better lots.

Site work at Oakridge is handled by Ford Development Corporation, a Cincinnati firm that’s been doing this for more than three decades — including the utility work underneath Great American Ballpark and the Cintas Center. Not glamorous. Also not fixable later.

What it means to buy here before the show

Two things, and the second one is the honest part.

The first: a community that hosts Homearama gets finished. Roads completed, landscaping matured, entrance built out, every detail handled to a standard the show requires. Buy in now and that work happens around you rather than to you.

The second: for about two weeks in the late summer of 2027, there will be a home show in your neighborhood. Traffic on the road. Cars in the evenings. That’s real, and anyone who tells you otherwise is selling.

It’s also two weeks out of a lifetime in a house, in exchange for a community that gets introduced to the region rather than discovered slowly over a decade. Most people who’ve done it would make the trade again.

A build started this fall finishes around the time the show opens. There’s a version of 2027 where you’re standing in your own kitchen watching the line of cars come up Oakridge Drive.

How the remaining homesites get released

Oakridge Estates has not been released for general sale.

The site map is public because you should be able to see the land before you talk to anyone. What isn’t public is lot-level pricing and the reservation order — the two things that actually put your name on a homesite.

Both go to the VIP list first, along with an invitation to a private preview on the land this fall, where sites are reserved ahead of general release.

That’s not unusual, and it isn’t a problem. Custom homes don’t get decided on a quarterly cycle. They get decided when a job changes, or a parent needs to be closer, or the last kid moves out and the stairs stop making sense, or a piece of family land finally gets sorted among the siblings. Most of the people who build with us raised a hand long before they were ready, and there was a long quiet stretch in between.
